Building in Nuneaton

Who approves your project in Nuneaton

Nuneaton and Bedworth Borough Council is the local planning authority for the town. Its Borough Plan Review (2021-2039) was adopted on 10 December 2025, and it is the plan your planning application will be judged against.

Building control

The council's building control service is run by the Central Building Control Partnership, which it shares with North Warwickshire, Lichfield, Tamworth, South Staffordshire and South Derbyshire councils. You can use the partnership or a registered building control approver. We coordinate the application and inspections either way, and help you choose the right route for the job. How Building Control works.

Just over the boundary

Ansley, Hartshill and Atherstone are in North Warwickshire. Hinckley and Burbage are in Hinckley and Bosworth. Bulkington is in Nuneaton and Bedworth. Check which council covers your site before you apply, because policies and conditions differ.

One Stop Consult in Nuneaton

Nuneaton is where we are based, and it is one of the places we work most. Requests come in from all over the borough: 55 from CV11, 44 from CV10 and 30 from CV12 around Bedworth.

The jobs here are a real mix. Homeowners come to us for steel beams and extensions, as on Bellairs Avenue in Bedworth and Borough Way, where we did both the structural design and the building control. Builders come to us for single new homes such as Higham Lane. Developers come to us for bigger schemes, such as the ten homes on Plough Hill Road and the 35 apartments at Warwick House.

Whatever the size, you deal with one team. That means one quote and one point of contact instead of several firms to chase.

Check Early

Building in Nuneaton: things to check early

These come up on local sites again and again, so it pays to look at them before the design is fixed.

Old Coal Workings

A string of coal mines once ran from south of Bedworth to north west of Nuneaton. If your site is in a Development High Risk Area, most planning applications need a Coal Mining Risk Assessment. Householder applications are exempt. On Coleshill Road at Ansley Common our investigation found no shallow workings, but the ground still led to a raft foundation. Coal mining reports.

Clay and Fill

Our inspection records show medium shrinkable clay across the area. Foundations were 1.0m deep on Abingdon Way and Hillside Drive, but 1.9m through fill at Warehouse Yard in Bedworth. Do you need a ground investigation?

New Energy Rules

New rules for homes come into force on 24 March 2027 under the Future Homes Standard. A home can stay on the current rules if its building regulations application goes in before that date and work on it starts before 24 March 2028.

Planning Conditions

Many permissions have conditions that must be cleared before you start on site. Read yours as soon as the decision arrives. Discharging planning conditions.

Nuneaton: common questions

Do you have an office in Nuneaton?

Yes. One Stop Consult is at 2 Short Street, Nuneaton, CV10 8JF. You can reach us on 02475 095700. Desk-based work such as SAP is done remotely, and site visits are arranged when a test or inspection needs one.

Who handles Building Control in Nuneaton?

The council service is run by the Central Building Control Partnership. You can also use a registered building control approver. Both check the work against the Building Regulations, and we can coordinate either.

Can I use Private Building Control in Nuneaton instead of the council?

Yes. For most building work in England you can choose the council service or a registered building control approver. Which suits best depends on the job, and we can help you decide.

Do I need a coal mining risk assessment in Nuneaton?

If your site is in a Development High Risk Area you need one for most planning applications. Householder applications are exempt. Check the Mining Remediation Authority map and confirm with the council.

Do I need a structural engineer to knock through a wall?

If the wall is load-bearing, yes. Building control will want calculations showing the steel beam and its supports are the right size. We do these for homeowners and builders across Nuneaton.

How much are SAP calculations in Nuneaton?

From £95 + VAT. Guide price. Get a free quote for your project.

Do you cover Bedworth, Hinckley and Atherstone?

Yes. We work across all three and the villages around them, as well as Nuneaton itself.

What do you need from me to quote?

The site address and postcode, your drawings (plans, elevations and sections) and anything you already have from planning or building control. We will come back with a fixed price.
