Two councils cover the county
Northamptonshire has had two unitary councils since 1 April 2021, and the old district names still cause confusion.
West Northamptonshire Council
This is the planning authority for Northampton, and for the former Daventry and South Northamptonshire districts. The West Northamptonshire Joint Core Strategy and the Part 2 Local Plans for the former districts still apply while a new Local Plan is prepared. The council also runs its own building control service.
North Northamptonshire Council
This covers the former Corby, East Northamptonshire, Kettering and Wellingborough areas, and has its own building control team.

Town, villages and stone buildings
We want to be straight about where our work here is. Only two requests came from Northampton town itself (NN1 and NN2). Seven came from the villages around it (NN6 and NN7), six from around Daventry (NN11) and seven from NN14 (including Rothwell, Desborough and Thrapston), with others from Kettering, Corby, Wellingborough, Brackley and Towcester.

Local points that are best settled before the design is fixed.
Radon
Radon affects parts of the county. New buildings, extensions and conversions may need protection: basic protection where the radon potential band is 3 to 10%, and full protection above 10%. The floors at Grafton Road in Brigstock went in with a radon barrier.
Older Stone Buildings
Conversions need their own energy route, and old walls can bring surprises. At Islip a new steel frame was bolted in place inside the stone walls, with an internal timber frame held 50mm off the stone.
Clay Ground
Foundations at Brigstock went into medium shrinkable clay, to the structural engineer's design. Do you need a ground investigation?
New Energy Rules
New rules for homes come into force on 24 March 2027 under the Future Homes Standard. A home can stay on the current rules if its building regulations application goes in before that date and work on it starts before 24 March 2028.
